I hope this never happens to as a buyer, but…

Sometimes the best thing you can do is back out of the contract. Trust me, I NEVER want this to happen to a client, but there are occasions where this is truly the best long-term option.

So, what are the signs that you need to terminate your contract? These are my deal, breaking red flags:

🚩You can no longer afford the home. Life happens, and we can’t always control that. Sometimes you lose a job, or a family emergency takes place where we need to click pause for a second because financial hardships could be on their way. Don’t allow yourself to become house broke if you can help it.

🚩Things were not disclosed properly at the beginning, and things are starting to look a little fishy to you, AND to your agent! The key is to trust your agent! As a buyer, things may feel more easily off to you, as you have more emotions involved, vs. what the experienced agent feels. But the second your agent confirms something is not right, and the selling side is clearly withholding information , and/ or lying, that could be a red flag to move on. They are lying for a reason, and you may not want that reason to become your problem.

🚩The repairs needed to the home cost more than you will get out of the home when you go to sell. For example, we had a home under contract where the foundation repairs were over $100,000. That does not bring the value of the home up to $100,000 once completed, that simply stabilizes the house from further damage . I knew we would never get that money back out of the house if we move forward. So, if the seller does not agree to make the repairs to come to an agreement that you were comfortable with, and we are looking at drastic repair needs such as that, then it may not be the right one
