A closed mouth doesn't get fed, and you never know unless you ask. You can't say that people aren't selling properties subject to if you don't ask or propose the idea. It doesn't work every time for every scenario but, the option should be a part of your of offer.

In this case the seller was willing to let a buyer take over a 2% interest rate which will NEVER be available again in our lifetime.

There will be more and more opportunities to purchase properties subject to, with way more attractive interest rates than the ones being offered by banks right now. You just have to ask.

A little bit about Janel:

I was born and raised in Southern California while currently residing in Monrovia, CA with the love of my life, Omar and his seventeen-year-old son, Aiden. I come from a family of Mortgage and Real Estate background, that being said; Real Estate and Mortgage was always the one job I never wanted to do. After attempting to run off to the military at the age of 18, I returned home after three weeks with a torn ACL and two parents who told me “It’s time to get to work!!”. Over the past 23 years in the Mortgage Banking industry I have experienced, learned, and grown through many different economic cycles which has allowed me to forecast opportunity and the importance of being able to pivot and adapt quickly. Seven months ago, my position was eliminated at JPMorgan and was offered an alternative position within the origination or the opportunity to take a severance and find a new path, I took the ladder!
