π People are still telling me they believe the real estate market in Silicon Valley will crash. Incredible but true.
They point to talking heads on TV and stuff they read on the internet. Pundits said it would crash, so they hold out hopes that they can swoop in and buy houses at a fire sale like so many did during the Great Recession more than a decade ago. Hate to tell you, but that will not happen if you look at the local MLS data.
Yes, you may see drops in other parts of the country, but you will not see that here in California and certainly not in Silicon Valley. The local data simply does not support that wishful thinking. The market then and now are completely different and so are the underlying drivers which drove the respective markets.
Stop waiting on wishful thinking and move on with your lives. Grab something now if you can, before the prices really start shooting up when the mortgage rate start coming back down steadily and all the pent up buyers coming out fighting for properties.
