Offering less than asking price DOES save you money… but is it really as much as you think?
In this scenario, I am using the average sales price in #Hanford and #Lemoore , of $385,000. With a VA loan, $0 down payment, and a VA rate pulled today of 7.5% (par rate with no buy down. Also don’t forget, rates can change multiple times a day) - which is an estimated payment (including local taxes and estimated insurance) around $3235.
If you offer the seller $10,000 under their asking price ($375,000) and keep all other factors the same, the estimated payment is about $3152 - a savings of $85 a month.
OR
You could offer $380,000 and ask for a $5000 seller credit to buy down your interest rate. The seller nets exactly the same amount, but you buy down your rate to 6.75% for $5000. The estimated payment is $2996 and you save $156 a month.
In the first example, the $85 difference in payment takes 9 years and 10 months to save $10k.
In the second example, the $156 difference in payments takes 2 1/2 years to make up the $5k cost.
So why do I recommend military NOT ask for a full $10k credit to buy the rate down? It’s got to save way more, RIGHT?!
If the full $10k is used to buy down the rate to 6.25% (today), the estimated payment (on the full list price of $385,000) is $2906 - a difference of $246/month. The monthly savings would take 3 1/2 years to recoup $10,000; typically longer than the service member is stationed at a single base. AND you would *probably* be able to refinance to a significantly lower rate and payment before that full 3 1/2 years, so you’d lose the benefit of the full $10k.
