Friendly reminder to realtors and other real estate professionals to refer at least three title companies to their clients to make sure their client understands it is their choice.

There a state laws and guidelines from RESPA that require it to be the Buyers choice to pick their title company. So making sure they understand that and you give options protects realtors from complaints if the buyer didn’t like the title company recommended and believed they were forced to pick that company.

Dont let unpaid water bills from your tenants in DC & MD lower your proceeds when you sell the home. Keep the account in your name and/or monitor the account often. Unpaid water can create a lien on the property and your are liable to pay it at closing. Suing the tenant after the fact may end up being more trouble then its worth too!
