Last week from 2/6 to 2/12, we saw 19 accepted offers and 36 new listings in Fairfield and Westport. So 19 happy buyers and sellers found their perfect match, and there are 36 new opportunities out there for you to do so too!

We had a great dinner and fun night at the new @gabagoolwinebar in downtown Fairfield! I had the salmon piccata and Mark had chicken parmesan, both of which were very good. We had the blueberry lemon cheesecake for dessert which was also delicious. You will love the new bar and a fun Sopranos theme. So come with your appetite and leave with your mug shot! They will have the Super Bowl on tomorrow!

Who knew your long-time insurance company has no loyalty? I suppose it’s no surprise.
I had known homeowners in the Fairfield Beach area to have trouble obtaining flood insurance sometimes if the home was in a high flood-risk spot or had significant flood claims.
But I had never come across anyone who was told they could not get plain ol' homeowner’s insurance!
We had accepted an excellent offer for one of my listings in the Fairfield Beach area and the transaction was moving along very smoothly until the buyer tried to put her homeowner’s policy in place before the closing.
She had used Chubb for her prior residence for the past 20 years. So she called them for her new home. What they said was… no.
Fearful that the home I thought I just sold for my client was for some reason uninsurable, I called my go-to insurance and flood regulations guru, Robert Reade of William Raveis Insurance.
He explained that some of the carriers were hit hard from storms Irene and Sandy and were pulling way back on their coverage in some areas. Apparently Chubb fell into this category.
But Robert calmly explained that he had about 22 other carriers that would write a policy with no problem at all!
Phew!
So we enjoyed another happy ending with my seller moving onto her next chapter and the buyer moving into her lovely new home with the perfect insurance policy to go with it! You can see the full video on my blog. LINK IN BIO => Blog

You may be thinking of making a move but hesitating due to uncertainty in the market. So here are some updates to help you know where you stand.
Here are three updates for you:
1) New listings are up in Fairfield and Westport for the week of 1/30 to 2/5 compared to the prior week, resulting in 24 new listings. New listings were also up at the end of January compared to December and about a the same as January 2022 (up in Fairfield, down in Westport, with one fewer new listing total).
2) Accepted offers were also up last week compared to the previous week. So 45 happy buyers and sellers have moved on with their plans. However, since the 45 accepted offers exceeded the 24 new listings we really need more listings!!!
3) Mortgage rates are back down into the 5 range with a Jumbo ARM from William Raveis Mortgage having a rate in the 4s!
So there is good opportunity with rates back down to pre-pandemic levels, new listings coming on the market, and offers being accepted! If now is a good time for you, DM me to have a conversation.
