Flood Insurance is not only a subject no one talks about, they are afraid to talk about it lest they scare away buyers. A lot has changed with the need of flood insurance over the last 15-20 yrs.. Owners that have owned their homes for many years may have purchased the lake house before mortgage companies mandated the insurance or they may have purchased with cash (which does not require flood insurance) or they may have paid off their mortgage a while a go when rates were less expensive. When a current seller states flood insurance is not required that may not be the truth. The property will have to be looked up on a FEMA flood map. The property may be close to a stream where it has run over its banks, it could be on a slope that tends to get strong runoffs during a storm or could be on the low side of a lake. There are many reasons areas show up on flood maps and these are just a few. There are also ways to reduce the flood insurance levy by using a private flood insurance company. This is just one of the many reasons why you need to work with a Realtor®. We are trained to disclose what you need to know and how to work with the information.
