Today is free day at @detroitgp !!!! We back on the streets my baby! It’s hot AF so dress accordingly and bring ya water. I got my book bag with snacks, water, and food.

If you not from #Detroit make sure that you exit off the Lodge/Elmhurst exit with supreme caution! Hands on the 10 and the 2 with no distractions. You gots to pay attention on this exit or you gone be on top of one of those tiny houses. Do not recommend do no pass go.

I keep telling y’all to stop buying these #Detroit Land Bank #houses if you don’t have no land bank #rehab #money ! These houses are the worse of the worst, require ALL #permits and to be up to todays 2023 code, full rehab including #framework , underground #plumbing , and #foundation work.

Y’all think because these houses are $2,000 that the rehab is going to be $25,000. Then want to scream I’m a scam because I tell y’all the truth with real #Contractor numbers and ya little feelings get hurt. If you think I’m a scam you ain’t seen nothing yet here my baby.

Y’all ain’t gone learn until your houses get repoed then want to call me back after another contractor run off with your money because they significantly underbid and ain’t know wtf they were doing. Just know if you call me after the fact I’m adding a “you should’ve went with me in the first place ya Wanch and that’s wtf you get tax” bucko.

I have a few clients that only call me AFTER they get screwed over. They already know what time it is when that invoice come bucko.

Do your own due diligence before buying anything in the city of Detroit. I’ve had this happen to several clients. I’ve also had clients that have purchased houses site unseen and the house was burnt to a golden crisp!

When #investing in #detroit always:
-send someone to see the house if you can’t yourself -pay title company to do a full title search
-call building department to see if it’s on the demo list and/or if any open permits are on the house.
