OpenDoor is an iBuyer which bought a ton of homes and paid wayyyy too much. Now they’re stuck with a lot of inventory! This could be a huge benefit to you as a homebuyer. Look for these homes that have been sitting. They’re vacant and corporate owned - no one has a personal attachment to them.

Finally!! Someone who knows how to price a home 🏡 This one I like for the list price $375k. Still some small things that can be finished, but enough has been done that it’s move in ready. Avoid dark ceilings (unless you’re doing a media room or having fun with a powder room), staging make a huge difference and defines spaces that are confusing, be consistent in your design and fixtures, think about flow and how people will use a space. No, the HVAC didn’t explode. But it did look pretty old. Seemed to be working fine. When I house has no furniture and the floor plan is unique it really makes it difficult to envision how it’s supposed to be used. Investing in staging can make a huge difference and usually results in more $$ in your pocket. As does an investment in good paint choices…

Part 1. Yes, this house has lots of space (2k sf). However, it’s a lot of space I couldn’t figure out how to use. I’d guess most buyers couldn’t either. That’s the problem when you don’t space plan when you renovate. You end up with lots of dead space that no one knows how to use…parts of this house were done well. Seek advice before making costly mistakes!!
