Park Slope is one of the hottest neighborhoods in NYC right now with record low inventory and multiple buyers bidding on every listing.
I was able to tour 18 Prospect Park West today as part of our weekly sales meeting @compassny - asking $13,995,000 65 days on the market, 9,026 square feet and 7 beds + 4 full and 2 half baths 😍
I am constantly looking at the market and am going to try a weekly series talking about various neighborhoods in Manhattan & Brooklyn — park slope is a sellers market with 17 new listings this week and 9 contracts signed and 7 closed!
The properties entering into a contract within the first 30 days sold at or over ask up to 6.7% and the closed properties entering into a contract after 30 days still closed within a few percentages of the asking price.
If you are considering buying right now, your agent should be able to tell you in real numbers what is happening in your budget and ideal neighborhoods!
The story is VERY different if you are looking at Midtown East!

Next week, I am going to Dallas for the @tomferry success summit. It’s like Tony Robbins, but only filled with real estate agents from across the country. Imagine a thousand real estate agents in a room (we are all chatterbox salespeople 😂)
It’s a networking event that I attended digitally last year because Frankie was 8 months and we had just moved to DUMBO and I committed to going in person no matter what! Before I knew I was pregnant with Milo!
The event focuses on emerging technology and trends to be more efficient and helpful to buyers and sellers. It’s also an excellent networking event (I met @elka.raved there a few years ago and she is my Larchmont NY go-to!)
Every year I plan my goals and aspirations — I told Frank at the beginning of the year the only thing I want to do alone is go to this event lol!
The marketing department at @compassny I’ve been incredibly impressed by. They help execute on ideas like this flip book that I’ll be sharing with other agents that I meet at the event.
I also created an email list of agents across the country that will get this digitally to start and build my national network / database to help people relocate across the country!
I’m also going to build out a referral page on my website to meet other agents as well! If you have a real estate agent in mind that I should know across the country, please introduce us!

When I’m working with buyers & sellers we always talk about closing timelines — you never want to be homeless!
1. New development versus resale?
2. Financing or paying cash?
3. Does the seller need occupancy after closing?
4. Needs work before moving in?
5. Need to sell before closing on the purchase?
Those are the 5 major groups (they also overlap at times as well!)
Having these conversations about timelines helps narrow down the right property for buyers as well as picking the best buyer when I’m advising sellers.
Today I helped a first time buyer close at 710 Metropolitan - a new development in east Williamsburg which started selling units in June 2022 when it was still in the construction phase. Closings just started in July 2023 — there are 69 total units and all but 17 are in contract.
